Location and access

The site is about 5.3 km from the main entrance of Port of Tanjung Pelepas and 11 km from the Second Link checkpoint to Singapore, around 10 minutes’ drive. Forest City is 11 km away, Senai International Airport 39 km, and Singapore’s CBD about 40 minutes. See the location on Google Maps.

Power, water and fibre

A TNB 275 kV transmission line runs less than 100 m from the land. Two 275 kV substations are under application, and TNB has issued a letter of support for up to 1,000 MW. The power is planned in phases: 400 MW from 2027 and two blocks of 300 MW from 2028.

Water comes from two sources. The Forest Golf seawater desalination plant supplies 2 MLD today and can expand to 35 MLD, subject to application to Johor Special Water. The SAJ municipal main supplies 2 MLD through a 700 mm pipe and can expand to 4 MLD. Johor now limits municipal water use by new data centres, so a desalinated supply is a real advantage for operators.

TM’s regional fibre hub at Tanjung Kupang is nearby, and a Singtel–TM subsea cable from Singapore is planned to land at Forest City.

Who this land suits

The site is aimed at EV supply chain manufacturers, shipyards and marine industry, smart logistics, and AI and data centre operators.

Incentives

Companies in the JS-SEZ may qualify for SEZ tax incentives. Forest City also holds Malaysia Digital status, which offers up to 10 years of income tax exemption for approved technology firms. According to the developer, a Free Trade Zone application for the industrial land is in progress. Incentives are approved case by case, so check eligibility with MIDA.
