Why power matters

Power is the first thing a data centre operator checks, and it is now the hardest thing to secure in Johor. The state has become one of the largest data centre markets in Asia Pacific, with about 1,110 MW in operation and more than 3,000 MW under construction or planned in mid-2026, according to Cushman & Wakefield. Tanjung Langsat is an established industrial area with a strong power grid already in place. Read more about data centre land in Johor.

Freehold in a mostly leasehold area

Most land in Tanjung Langsat is leasehold, so a freehold site of this size rarely comes up. For an operator planning a campus for decades, freehold means no lease running down and no renewal cost, which also helps with financing and resale.

Location

The site is at the eastern end of the Pasir Gudang industrial area, close to Tanjung Langsat Port and about 10 to 15 minutes from Johor Port. Johor Bahru city centre is 40 to 50 minutes away, and Singapore about an hour, via the Pasir Gudang Highway and the Senai–Desaru Expressway. View the location on Google Maps. Suitable for

Hyperscale and cloud data centres, colocation campuses, AI and GPU computing, and other power-intensive users. Foreign buyers need state consent before the transfer; see our guide to buying industrial property in Johor.
