Senai Airport City (SAC) is a 2,718-acre industrial and logistics development next to Senai International Airport, in Senai, about 30 minutes north of Johor Bahru. It is developed by Senai Airport City Sdn Bhd, part of MMC Corporation, and includes a Free Industrial Zone for exporters and i-Park @ Senai Airport City for detached factories. Around it are other well-known parks: Eco Business Park 2, Senai Idaman and the older Senai industrial estate. Almost all factories here are freehold.
Where is Senai Airport City?
Senai Airport City wraps around Senai International Airport in the Kulai district of Johor, within the Iskandar Malaysia region. What is inside Senai Airport City?
- Free Industrial Zone: about 400 acres set aside for export manufacturers. Companies here can import raw materials and export finished goods without customs duties, as long as most of their output is exported.
- i-Park @ Senai Airport City: a gated and guarded park of about 189 acres with detached factories for small and medium companies, many of them suppliers to the larger manufacturers.
- Logistics and general industry: large detached factories and warehouses along Jalan SAC, used for logistics, e-commerce, food and manufacturing.
Recent arrivals show the kind of companies the park attracts. Taiwan-based server maker Chenbro Micom bought about 15 acres in the Free Industrial Zone, and German sensor maker SICK is building a regional manufacturing hub in SAC, moving its production from Ulu Tiram.

Johor–Singapore SEZ (JS-SEZ) incentives
Senai is inside the Johor–Singapore Special Economic Zone. For qualifying new investments in sectors such as advanced manufacturing, logistics, aerospace and data centres, the main incentives are:
- Corporate tax as low as 5% for up to 15 years
- A 15% flat personal income tax rate for qualifying knowledge workers
- Applications open from 2025 to 2034

Things to check before you buy or rent
- Free Zone or not: a factory inside the Free Industrial Zone suits exporters, but selling into the local market from it involves customs procedures. Confirm which side of the zone the unit is on.
- Land use: check that the title allows your activity (light or medium industry) so you can get your business licence.
- Power and height: check the Amp supply, whether it can be upgraded, and the clear height for racking or cranes.
- Foreign buyers: state consent is needed before the transfer, which usually takes about 3 months.
