Johor’s industrial parks sit in four main areas around Johor Bahru. The east (Ulu Tiram, Desa Cemerlang, Pasir Gudang and Tanjung Langsat) is the place for heavy industry and the ports. The north (Senai and Kulai) has the airport, the North–South Expressway and the data centre hub of Sedenak. The west (Gelang Patah and Iskandar Puteri) is closest to Singapore’s Second Link and the Port of Tanjung Pelepas. Johor Bahru city has older estates for smaller factories and warehouses. Most of the newer parks are freehold, and many are gated and guarded.

East: Ulu Tiram, Pasir Gudang and Tanjung Langsat
The east side has the largest number of factories in Johor. Desa Cemerlang in Ulu Tiram has several freehold parks next to each other, near the Pasir Gudang Highway and the Senai–Desaru Expressway, and about 20 minutes from Johor Port.
Frontier Industrial Park

Pasir Gudang Industrial Estate

Tanjung Langsat Industrial Complex

North: Senai and Kulai
The north is where the North–South Expressway, the Senai–Desaru Expressway and Senai International Airport meet. It suits logistics, export manufacturing and, in Kulai, data centres. Almost everything here is freehold.
Senai Airport City and i-Park @ Senai Airport City

West: Gelang Patah, Iskandar Puteri and Pontian
The west is the closest industrial area to Singapore, about 10 minutes from the Second Link, and 15 to 20 minutes from the Port of Tanjung Pelepas. It has some of the newest and best-planned parks in Johor, and a fast-growing data centre cluster.
SILC (Southern Industrial and Logistics Clusters)

How to choose an industrial park in Johor
- Where your goods go: exporting by sea points to Pasir Gudang or Tanjung Pelepas; air freight to Senai; daily trips to Singapore to Gelang Patah.
- Land use: heavy industry is mainly in Pasir Gudang and Tanjung Langsat. Most other parks are light or medium industry. Check the title fits your activity.
- Tenure: most newer parks are freehold; parts of Pasir Gudang and Tanjung Langsat are leasehold.
- Power: check the Amp supply and whether it can be upgraded, especially for heavy machinery or cold rooms.
- Workers: parks near towns, or with dormitories like SA88, make hiring and housing staff easier.
