Kulai Industrial Park

i-Park @ Indahpura industrial park in Kulai, Johor

Kulai is the industrial district just north of Johor Bahru, on the North–South Expressway with Senai International Airport at its southern edge. When people search for a “Kulai industrial park”, they usually mean one of several parks here: the new 512-acre freehold Kulai Industrial Park, i-Park @ Indahpura, Empire Park @ Kulai, or the Sedenak Tech Park data centre hub. Most factories and land in Kulai are freehold, which is one of the main reasons buyers choose it over other parts of Johor.

Where is Kulai?

Kulai is a district in southern Johor, between Johor Bahru and the rest of the peninsula, and part of the Iskandar Malaysia region. The North–South Expressway runs through it, so trucks can reach Johor Bahru, the ports and Kuala Lumpur without passing through the city. View Kulai on Google Maps.

Kulai also has one of Malaysia’s largest data centre projects outside Sedenak Tech Park: the YTL Green Data Center Park, planned for 500 MW and powered partly by solar. South of Kulai, Senai Airport City and Seelong add more factory choices only 15 to 20 minutes away.

Why companies choose Kulai

  • Freehold: almost every factory and plot of industrial land in Kulai is freehold, so there is no lease to renew and banks are comfortable financing it.
  • Bigger land for the price: land costs are usually lower than in Johor Bahru, so the same budget buys a larger site or a bigger factory.
  • Highway and airport: the North–South Expressway and Senai Airport are both close, which suits logistics, e-commerce and export manufacturing.
  • Power: many newer factories here come with 1,000 Amp or more, and Sedenak was planned for high-power users such as data centres.

Typical users are electronics and electrical makers, food processing, plastics and packaging, furniture, logistics and warehousing, and, in Sedenak, data centres. Many companies also look at Kulai as part of the wider case for investing in industrial property in Johor.

Things to check before you buy or rent

  • Land use: confirm the title says light or medium industry and that it fits your activity, so you can get your business licence.
  • Power: check the Amp the factory has now, and whether it can be upgraded and how long that takes.
  • Ceiling height and loading: for racking or cranes, check the clear height, floor loading and number of loading bays.
  • Foreign buyers: state consent is needed before the transfer, which usually takes about 3 months.
