Most industrial land in Johor is offered at about RM40 to RM100 per sq ft in October 2026. Smaller freehold lots near Senai, Seelong and Tanjung Langsat sit around RM50 to RM90 per sq ft. Large rural parcels in Pekan Nanas and Pontian are lower, at about RM30 to RM45. Land approved for data centres is in a different bracket: recent deals in Johor have been done at about RM110 to RM200 per sq ft.
This guide sets out asking prices by area, recent land deals reported to Bursa Malaysia, what pushes a price up or down, and the costs to add on top. Prices are as of October 2026; the final price always depends on the lot, the title and the negotiation.
Industrial land prices by area
The table below uses the asking prices of freehold industrial land listed on this website in October 2026. Price per sq ft is the asking price divided by the land area.
| Area | Lot sizes listed | Asking price per sq ft |
|---|---|---|
| Seelong and Senai | 2 to 8 acres; one 160-acre parcel | RM50 to RM75 |
| Ulu Tiram | About 5 acres | About RM47 |
| Tanjung Langsat (industrial) | 21 to 22 acres | RM80 to RM88 |
| Gelang Patah, Tanjung Pelepas and Forest City | 2.6 to 18 acres | RM60 to RM125 |
| Pekan Nanas and Pontian | 10 to 414 acres | RM28 to RM45 |
| Data centre land (Nusajaya, Sedenak, Kulai, Tanjung Langsat) | 20 to 150 acres | RM130 to RM180 |
A few examples behind these numbers: a 6-acre lot in Seelong at about RM75 per sq ft, 22 acres in Tanjung Langsat at about RM80, 11 acres near the Port of Tanjung Pelepas at about RM125, and 10 acres in Pekan Nanas at about RM45. Asking prices are where talks start, not where they end.
Recent industrial land deals in Johor
Listed companies must announce large land sales to Bursa Malaysia, so these deals show what buyers have actually agreed to pay. Price per sq ft is our own calculation from the reported price and land area.
| Date | Location | Land area | Price | Per sq ft | Buyer |
|---|---|---|---|---|---|
| Jun 2026 | Johor Bahru (two parcels) | 2.8 million sq ft | RM398.1 million | About RM142 | DayOne (data centre) |
| May 2026 | SiLC, Iskandar Puteri | 12,689 sq m (about 3.1 acres) | RM27.32 million | About RM200 | Heptagon Photonics |
| Apr 2026 | Bandar Cemerlang, Kota Tinggi district | 20.12 hectares (about 50 acres) | RM346.53 million | About RM160 | Digital Edge (data centre) |
| Dec 2025 | Tanjung Kupang, Gerbang Nusajaya | 5.45 hectares (about 13.5 acres) | RM64.47 million | About RM110 | GSP Automotive |
| Nov 2025 | Kulai | About 941.8 acres | RM814.78 million | About RM20 | EcoWorld-led joint venture |
| Apr 2024 | Pulai, Iskandar Puteri | 1.1 million sq ft | RM132.47 million | RM120 | Microsoft |
Two things stand out. First, most of the high prices come from data centre operators, who pay for power and location rather than for the land itself. Second, the Kulai deal at about RM20 per sq ft is a very large parcel bought for a new industrial park; the buyer still has to pay for roads, drains, power and water before any lot can be sold, so it is not a guide for a buyer of a single lot.

Why data centre land costs more
A data centre needs a large, flat site, a confirmed power supply from TNB, water and fibre. Land that already has approval for data centre use and a credible power plan is scarce, so operators pay a premium for it. That is why land in the same district can sell at RM60 per sq ft for a factory and RM150 or more for a data centre. If you are comparing data centre sites, ask for the power allocation in writing; read more in our guides to data centre land in Johor and data centres in Gelang Patah and Nusajaya.
What pushes the price up or down
- Lot size. Bigger parcels usually cost less per sq ft. A 2-acre lot can ask more per sq ft than a 100-acre block in the same area.
- Land use on the title. Heavy and medium industry, or approval for data centre use, is worth more than light industry. Agricultural land needs conversion, which takes time and a premium to the state.
- Tenure. Freehold is worth more than leasehold. Much of the older land in Tanjung Langsat, for example, is leasehold.
- Power and utilities. Land with an existing substation nearby, or a TNB letter for the load you need, sells faster and at a higher price.
- Access. Distance to the North–South Expressway, the Second Link, the ports and Senai Airport matters, especially for logistics.
- Bumiputera lots and restrictions. Some titles can only be sold to Bumiputera buyers or need state consent to transfer, which narrows the pool of buyers and can lower the price.
How to work out price per sq ft
One acre is 43,560 sq ft. Divide the price by the land area in sq ft:
Price per sq ft = price ÷ (acres × 43,560)
Example: a 5-acre lot at RM12 million is RM12,000,000 ÷ 217,800 sq ft = about RM55 per sq ft. For land in hectares, one hectare is about 107,639 sq ft.
Costs to add on top of the land price
- Stamp duty on the transfer. For a Malaysian buyer it is on a sliding scale up to 4%. Foreign buyers of industrial property pay 4%.
- State approval levy for foreign buyers in Johor, which is 4% of the price or valuation for industrial property from 1 July 2025.
- Legal fees for the sale and purchase agreement and the loan.
- Conversion or development costs if the land is not yet zoned for your use, or has no roads, drains or power connection.
